Waste management is one of the critical challenges for Central Pattana Public Company Limited, as a leader in the shopping center and real estate sector. The Company must handle large volumes of waste generated daily from operations, whether from tenants or customers. Managing this waste requires more than infrastructure—it demands collective understanding and engagement across all stakeholders. Construction waste adds another important dimension requiring effective sorting and reuse systems. Complicating matters further is the need to change consumer behavior. While waste separation is widely acknowledged, actual implementation still requires proper incentives and support. Central Pattana focuses on fostering a culture of responsibility, not only within the organization but also among business partners, employees, and consumers. The Company continues to develop projects and activities that make waste reduction more accessible and inclusive. Additionally, data collection and analysis is key to strategic planning. An efficient data management system allows the Company to set measurable targets and track waste reduction outcomes accurately.
Despite these challenges, Central Pattana sees significant opportunities for a sustainable transition. The circular economy offers a path to transform waste into valuable resources—whether through construction material reuse or recycling programs.
Management Approach and Value Creation
The Company has set clear long-term waste management goals to advance circular economy practices and generate positive environmental impact at least 50% landfill waste reduction by 2025, 75% waste diversion rate by 2030, and 100% waste diversion by 2050 (Zero Waste target). These targets are integrated into the Company’s Net Zero 2050 Roadmap, reflecting its commitment to reducing carbon emissions across the value chain.
- In 2024, the Company collected waste data from 63 locations (shopping centers, office buildings, and community malls), totaling 92,231 tons, a 12% increase from 2023. Of this, 41,235 tons were separated for reuse or resource recovery, achieving a waste diversion rate of 45%, exceeding the annual target. This demonstrates the effectiveness of the Company's waste management strategy and its tangible environmental impact.
- The Company also ensures safe and efficient handling of special waste, including 20 tons of hazardous and infectious waste and 2 tons of electronic waste (E-waste) in 2024. These were processed by certified partners, including the Pollution Control Department and qualified recycling firms.
- Central Pattana continues to promote recycling through multi-stakeholder partnerships, including “Tang Won Thoong by Mue Wises” – soft plastic collection for recycling, “Where Do Old Bras Go?” – in collaboration with Sabina for lingerie donation and recycling, and “Bring Back Bottles to Life” – with Nestlé to turn plastic bottles into recycled clothing. These activities not only raise public awareness of waste reduction but also drive innovation and circular ecosystem collaboration.
- From an environmental perspective, the Company analyzed the impact of waste-related activities on GHG emissions. In 2024, waste activities accounted for 11% of total emissions under Scope 3. As a result, waste reduction measures such as upstream waste sorting, recycling, and use of alternative materials were implemented to continuously reduce the Company’s carbon footprint.
- Construction waste management is another priority area. The Company integrates circular principles into new projects, including Recycling concrete into Recycled Concrete Aggregates (RCA), reusing metal panels and shipping containers, and managing over 10,000 tons of concrete piles in collaboration with the Circular Economy in Construction Industry (CECI) network, enabling reuse within internal projects without external transport—significantly reducing construction waste and transport emissions. These initiatives reflect Central Pattana’s strong commitment to a sustainable waste management system, ensuring operational efficiency, safety, and minimized environmental impact—while supporting the Company’s long-term transition to a low-carbon economy.
Waste Separation and Landfill Reduction
Central Pattana promotes structured waste separation by providing segregated waste bins in shopping centers, office buildings, and public spaces, encouraging customers, tenants, and staff to manage waste responsibly. The Company also uses a waste weight tracking platform to monitor daily waste volumes, enabling accurate trend analysis and effective landfill reduction strategies.
Collaboration with Partners and Government Agencies
Effective waste management requires multi-sector collaboration. Central Pattana has partnered with Bangkok Metropolitan Administration and recycling centers to maximize waste recovery. The Company also participates in the Low Emission Support Scheme (LESS) by the Thailand Greenhouse Gas Management Organization (TGO) and is a member of the Thailand Carbon Neutral Network (TCNN) to promote GHG reduction through waste management.
We have continued our participation in the Low Emission Support Scheme (LESS), a greenhouse gas (GHG) reduction initiative under the Thailand Greenhouse Gas Management Organization (Public Organization), for the fifth consecutive year. The outcomes of our waste segregation efforts were scientifically assessed, and the resulting GHG reductions were officially verified. The initiative encompasses five key waste reduction activities: recycling, composting or producing soil conditioners from organic waste, converting food scraps into animal feed, recycling UHT or milk cartons, and capturing methane from anaerobic food waste decomposition for beneficial use. These actions collectively contributed to a verified reduction of 55,658 tons of carbon dioxide equivalent (tCO₂e), representing a 46.5% increase in GHG reduction compared to 2023.
Technology for Waste Reduction
Technology plays a key role in boosting waste reduction efficiency. Central Pattana uses Dyson Airblade hand dryers to replace paper towels, minimizing paper waste. It also integrates Building Information Modeling (BIM) and Construction Online tools to optimize project design, reduce material use, and minimize construction waste.
Circular Economy and Material Reuse
Efficient resource use is central to sustainable development. Central Pattana uses recycled materials such as Recycled Concrete Aggregates (RCA) in construction and reuses site materials like metal panels and shipping containers to reduce waste and maximize resource value.
Customer and Community Engagement
To maximize waste management effectiveness, the Company has installed Recycle Stations at shopping centers, including drive-thru drop-off points for customer convenience. Central Pattana also launched the “Journey to Zero – Shop Well, Dispose Well” campaign, engaging customers in waste reduction and encouraging environmentally responsible consumption habits.
Training and Organizational Culture on Waste Management
Central Pattana prioritizes building an internal culture of responsible waste management. The Company offers waste separation training programs for employees to foster practical understanding and behavior change. Employees and tenants are also encouraged to participate in the Green Partnership initiative to help reduce waste and lower the organizational carbon footprint.
